Wells Home Builder Warranty

 At Wells Home Builders, we’re committed to building high-quality homes and standing behind our work. Every home we deliver comes with a builder warranty — but it’s important to understand what that means.  Your warranty protects you against true defects in construction and materials. It is not a maintenance plan. Like any new home, routine upkeep, seasonal changes, and natural settling are a normal part of homeownership.

What’s Covered vs. Normal Homeowner Care

✔ Covered by Warranty

✅ Structural defects (1 year, per Virginia law)
✅ Foundation structural
✅ Workmanship or material defects not meeting industry standards
✅ Manufacturer warranties on appliances, HVAC, roofing, windows, etc. (transferred at closing)
  ➡️ Trane HVAC units: 1-year labor + 10-year parts
  ➡️ Other HVAC brands: 1-year labor + up to 5 years parts
✅ Electrical systems (1 year)
✅ Plumbing systems (1 year) 

X NOT Covered by Warranty

 

🏠 Interior
❌ Drywall nail pops, seam tape lines, or small cracks from settling
❌ Scuffs, paint touch-ups, or mismatched paint colors
❌ Tile/grout hairline cracks or minor grout shrinkage
❌ Floor squeaks or small gaps in hardwood/LVP from humidity
❌ Doors or windows sticking due to seasonal expansion/contraction
❌ Slight cabinet door/drawer misalignment (hinges may need adjustment)
❌ Nail pops or separation in trim/baseboards

🌳 Exterior & Site
❌ Minor scratches, blemishes, or chips on exterior surfaces after move-in
❌ Small cracks, chips, or color variations in driveways, patios, or sidewalks
❌ Garage floor shrinkage cracks
❌ Soil settlement or low spots in yard/backfill (requires reseeding/topsoil)
❌ Lawn and plant survival (watering, reseeding, fertilizing)
❌ Exterior caulking separation requiring periodic re-caulking
❌ Paint fading, weathering, or touch-up mismatches

⚙️ Mechanical Systems
❌ HVAC filter replacement (homeowner maintenance)
❌ Breaker trips that can be reset by the homeowner
❌ Condensation on windows, ducts, or pipes from humidity
❌ Minor noises: floor squeaks, siding pops, or truss uplift “cracks”

🚰 Plumbing & Fixtures
❌ Drain clogs or backups caused by improper use
❌ Frozen hose bibs/pipes if hoses left attached in winter
❌ Mineral deposits or water spots on sinks, tubs, or fixtures
❌ Tarnishing or dulling of hardware/fixtures from normal use

🌦 Environmental & Natural Conditions
❌ Mold, mildew, or crawlspace dampness from lack of ventilation
❌ Weather damage (storm, hail, wind, flooding, lightning, etc.)
❌ Roof shingle streaking or discoloration from algae

📦 Appliances & Warrantied Items
Covered by manufacturer warranties only. Service requests must be made directly with the product manufacturer.

Your Wells Home Builders warranty covers defects — not routine upkeep. Seasonal changes, natural settling, and cosmetic touch-ups are a normal part of homeownership.

  ⚖️ Note: Wells Home Builders does not sell or administer third-party maintenance warranties. These programs are optional and can be purchased directly from the provider.  


🛠 Homeowner Responsibilities

To protect your investment, you are responsible for:

  • Re-caulking and sealing as needed.
     
  • Changing HVAC filters regularly.
     
  • Cleaning gutters, downspouts, and yard drains.
     
  • Watering and maintaining landscaping.
     
  • Monitoring humidity in crawl spaces and attics.
     
  • Winterizing outdoor faucets.
     
  • Routine cleaning and cosmetic touch-ups.

Your Wells Home Builders warranty ensures your home was built to quality standards. Routine upkeep and natural changes are part of homeownership. By following the responsibilities above, you’ll extend the life of your home, prevent costly repairs, and enjoy lasting comfort.
 

Your Wells Home Builders warranty covers structural defects and workmanship issues, but it does not cover normal wear and tear or routine homeowner maintenance.

For added peace of mind, third-party maintenance warranties are available through companies that specialize in extended coverage for appliances, systems, and routine issues.
