We also review your design ideas and preferences—covering interior and exterior finishes, home automation options, and site planning considerations—while addressing financing strategies. At this stage, it’s important to establish a preliminary “ballpark budget” to help narrow down choices and guide the decision-making process effectively.
During this phase, you will collaborate closely with your Realtor, builder, and engineer. Your Realtor will guide you through the lot search and selection process, helping you evaluate the desired location and lot size. Wells Home Builders, together with the engineer, will assist in determining the most effective use of the land and a home design that aligns with your budget. To protect your investment, a feasibility study should also be included as a contingency in your lot purchase contract.
Design & Budget Alignment
Wells Home Builders and your designer will work collaboratively to ensure your vision is realistic and aligned with your budget. Careful coordination at this stage helps prevent costly surprises or misunderstandings during construction. A team approach also ensures that any challenges are identified early and resolved efficiently, creating the best outcomes for your project.

Wells Home Builders and your designer will partner with your design team to develop a detailed list of specifications. Drawing on expertise in the latest building trends, product quality, and your preferences to date, they will outline clear standards and selections that provide both clarity and confidence as the project moves forward.
At this stage, we begin developing a detailed cost outline for your project. This includes pricing materials, labor, and site work, while also accounting for your selected finishes and specifications. The goal is to provide a clear understanding of the overall investment required, ensuring transparency and alignment with your budget before moving forward.
At this stage, your detailed selections and specifications are confirmed, and construction documents are prepared. Site preparation and construction planning also begin to take shape. During this time, your financing should be finalized, and a clear process for handling change orders will be reviewed to ensure transparency and efficiency throughout the build.
At this stage, all applications have been submitted and we are awaiting final approval of the building permit. Once construction begins, you will receive regular updates to keep you informed and involved in every aspect of the custom home building process.
Once framing is complete and the rough-in phase begins—which includes electrical, mechanical, and plumbing work—we schedule a walkthrough with you to ensure everything is correctly placed and aligns with your plans. This step helps confirm details before walls are closed, avoiding costly adjustments later.
Upon completion of all final inspections and receipt of the Occupancy Permit, the project enters its final stage. At this point, construction is officially complete, and preparations are made for your closing, final walkthrough, and move-in.
In the Completion Stage, your new home is finished, inspected, and ready for you. We conduct a final walkthrough together to ensure every detail meets your expectations.
